History
Construction on the Sun Chase community started in 1986 by the builder, Centex Homes. The homes were built in four phases with the last phase being completed in 1987. There are 213 homes in the community with homes having four different floor plans and three different exterior styles.
Sun Chase in located approximately one mile east of Redlands at an elevation of 1,650 feet. There is a gated common park area that is meant for the use of its residents and a limited number of guests (see FAQs below). The park and green belt areas are maintained by a contracted landscape company. This area also has a pool, spa and bathrooms for resident/guest use.
Sun Chase is a planned development. The Homeowners Association through the elected Board of Directors is Responsible for “…administering and enforcing the limitations, covenants, codes, and restrictions, easements, liens and equitable servitudes created by or imposed in accordance with the provisions…” of the Articles of Incorporation and Declaration of Covenants, Codes and Restrictions (CCRs).

Are guests permitted in the park area and swimming pool?
Guests are permitted. However, only a maximum of six quests are permitted in the common lawn/park area. Within the pool, only four guests are permitted. The reasons for the cap on the number of guests includes; 1. Ensures residents have priority in enjoying the common area; 2. Minimizes damages to property (benches, chairs, sprinkler heads, etc.); 3. Decreases potential liability should someone get injured; and 4. Ensures the pool and jacuzzi are kept as clean as possible. (The pool company comes twice a week to check and balance the chemicals in the pool and jacuzzi). Residents must remain with their guests and are responsible for any damage to the park or pool area caused by guests.
When are park hours?
During summer, park hours are: 8am to 10pm Saturday and Sunday; 8:00am to 9:pm Sunday through Thursday.
During winter, park hours are; 8:00am to 8:00pm Sunday through Saturday.
The pool and park areas are equipped with cameras and a fob system for accountability/liability purposes.
what color can i paint the exterior of my house?
Colors within the Sun Chase community are all light earth tones. in considering a choice of colors, residents MUST select an approved paint color scheme and submit a formal request to the Sun Chase Architectural Committee for approval. Please navigate to the menu and select exterior paints colors to review approved paint schemes and the Architectural form.
can i build or attach a structure to my home?
The county and state have strict regulations on building any structure on a property. Residents should check with the county or state civil code prior to modifying or adding any type of structure in order to ensure compliance with building codes. Also, the Sun Chase Architectural Committee MUST see and approve of any plans for modifying or adding structure(s) to their property.
